FAQ’s

Ready to plan your project, what’s next?

Do I need planning permission?

Whether you require planning permission or not will depend on your proposal and site constraints as there are a variety of permitted development options available for residential projects. Feel free to contact us and we can discuss your scheme in detail to advise whether permission is required or not.

Yes, we would firstly review your specific project requirements remotely and then advise on a suitable timescale for a follow up meeting if this is deemed necessary prior to you formally instructing us.

How much are the design fees for my project?

We offer accurate quotes for individual projects and aim to do this by offering a fixed free price in comparison to architects locally who may charge an hourly rate or further fees for amendments etc. We are happy to provide you with a quote once you have discussed the project criteria with us etc.

What is the planning process?

The planning process is in place so that the relevant consent can be sought from your local authority dependant on the scale/size of your project. We would act as planning agent’s on your behalf in order to submit the application and see this through to determination.

I already have some sketches can you help with full scaled drawings?

Yes, we would firstly request a copy of these to be either emailed to us or sent to our offices for review. If these have sizes on or are scaled then we can redraw these using our up to date market leading CAD software.

What is permitted development?

Permitted development rights are a scheme that was set up by the government to allow householders to extend their residential properties within certain parameters instead of having to put a full planning application in to the local planning authority. However there are certain criteria and restrictions that form part of this and we would advise you to discuss this further with us should you require any further advice.

Do you offer your services for commercial sites?

Yes we offer the same architectural design and planning services for commercial sites too. This can range from new build plans, change of use drawings, extension and alterations or lease plans.

What timescales are required for planning my project?

The timescale for your project will depend on a range of factors which include whether you need to seek planning consent/building regulations consent and if there are any complications at the site such as previous refusals etc. We would be happy to guide you further on this once the initial design consultation has taken place.
